What drives columbarium niche prices?
Five factors determine how much you pay:
1. Public vs private — the single biggest factor. Government is significantly cheaper; private offers more amenities, advance booking, and longer lease options.
2. Niche level — eye-level niches (approximately waist to shoulder height) are the most expensive. Floor and ceiling niches are the cheapest. The premium for eye-level can be 30–100% more.
3. Location within the hall — niches near the main altar, windows, or entrance typically cost more.
4. Lease duration — government niches are approximately 20-year leases. Private niches currently offer 30-year leases.
5. Faith-specific vs multi-faith — some faith-specific columbaria (e.g. Catholic church, Buddhist temple) are competitively priced but restrict eligibility to members of that faith.

Faith restriction — faith-specific columbaria typically only accept members of that religion. If your family includes different faiths, confirm eligibility before booking. Hidden and ongoing costs to check
• Annual maintenance fee — some private columbaria charge annual fees on top of the niche purchase price. Always confirm. • Lease renewal fee — what happens at the end of the lease period? • Plaque engraving — typically S$100–S$300 extra, not always included • Flower / incense arrangement service — optional but may be charged • Access hours — some facilities have restricted visit hours; confirm this matches your family's needs • Transferability — can the niche be transferred if the family moves overseas?
